Hello,I'm looking for BP's feedback on what type of tax professional(s) could fit my needs, so that I'm not paying for a professional with all kinds of certifications/education that don't make sense and don't add value for my circumstances.I have a couple buy and hold rental properties across TN and CT right now and plan to BRRRR my first property in 2019.

I have an MBA in finance, afterwards took courses for a certificate of RE, which included courses in RE accounting, and even one for RE agent licensing.

I have a few certificates on vacant/abandoned houses and as soon as I start maintaining the grass I start getting calls requesting to buy the property.

I ended up going back to school and completed a data science certificate and I nailed a great clinical data job.

I would consult with Local area real estate attorney or approach County Clerk Court Offices with Death  Certificate and Proof of being next of Kin and ask for Deed / Title Transfer assist.

Money has already been spent on inspection, elevation certificate, bank fees, an appraisal, etc.Now with the possibility of rents not coming in, it is making me question the purchase.

How will you get a certificate of occupancy with open permits?? 

You will need piling and WPI8 certificate.

The owner is not going to do estoppel certificates or anything like that, and on your end you just need to assume the worst.

Pre-foreclose isnt actual foreclosure so you'l likely have a Municipal Lien Certificate where it esponges you of the debts of the home from previous ownership.
