In this case, I dodged a major bullet with a seemingly nice but questionable tenant who turned out to be a real problem for the owner.

When we found boxes of bullets in a house we bought, we donated them to the local police department for their target practice.

I do not know your situation, but looking back I had lots of energy and enthusiasm but very little to sacrifice.

Theoretically they could put a BTU meter at every heat pump and measure the amount of thermal energy going into the heat pump, but they figured it was more cost efficient to just build it into the rent.  

I had been looking for another potential rental property in the Baltimore area, but with the current relocation to Philadelphia, where I anticipate being for at least a handful of years, I now anticipate focusing my energy there.

I would like to invest more of my time and energy into real estate in order to expand my skills and portfolio.

It will be a lot cheaper to just lower the rent to what the market will bear for a good tenant with no prior evictions and stable income.It's a lot easier to blame a high utility bill on the landlord than it is to monitor energy usage and live inside your own means.
