my mortgage (2 family house in NYC) with both tenants don't pay rent at the same time cost me an arm and a leg. at this point, i have no money to hire any lawyer or anyone but myself going to the court thousand times.Thomas S. i agree cameras help only if you have a multi family. nobody want you to install the cameras if you have SFH. cameras helped me. i had no help getting my non paying tenants out. i opened the main door downstair a few times which they live upstair and slammed it close on purposes. she text me why you opened my door. i was naked(which i don't believe). i told her i smell gas leaking which i don't live there and told her i wasn't in your house. you could see my leg was holding the storm door opened on my cameras. i just want to make sure no gas leaks before i called 911 for fire department. i did it a few times to put fears on them. cause i know i can't get them out and not garnish their money.i have nothing to lose at that point. the reason i tell the story i want to help out the landlords. no matter what proof or cameras you have, the judges will let them live for free. you stole something from the store, you robbed someone....etc. you go to jail. i have a mortgage to pay and tenants don't pay rent. they could stay for free without going to the jail. what kind of non sense is that. can the bank let me don't pay the mortgage for 10 months?

I live 40 miles away, so I called the owner of the biggest plumbing co in the city and he and 2 techs drpped everything to get to the property within 10 minutes of my call.I had put a garage outdoor access remote on the outside of the house.. they couldn't get in thru that because THE POWER WAS NOW OFF.Luckily i had put a coded door knob on the kitchen door that opens to the deck-- i gave them the code and they were inside instantly.The water heater was STILL SPEWING WATER full blast in a stream so strong it was hitting the second story ceiling and hitting the ELECTRICAL PANEL also located in the garage and that's what had knocked out the power .The plumbers immediately turned off the inside water main cutoffand sent me photos of the EMERGENCY SITUATION the pm so calmly let me know about by email an hour earlier.i fired the pm co that instant and got on the phone to start farm (my rental policy ins co) whiledriving an hour to the property.i also called the city's best WATER EMERGENCY REMEDIATION COMpany while en route.When i got there, the water was turned off ( finally)the drywall ceiling had fallen in, the light fixtures destroyed, the garage door open case was HALF FULL OF WATER and there were 1000s of mold blooms on every surface and hundreds of stacks of spiky growing black mold (looked like iron fiilings we used to play with in that game we all had as kids where u use a magnet and drag the iron filings around to put hair and a mustache on the bald guy cartoon photo) the mold spikes were 1.5" tall on the woot railings and stairs going into the house, on all of my beautiful built in wooden garage shelves--- what a mess-- like the streets of Beirut after the bombs went offand I don't have allergies -- but i could not even STAND inside the garage because the WET MOLD MILDEW SMELL was so strong it instantly gagged me and gave me a headache and i couldn't breathe.So here Ewe are on Jan 17 and now i know that the BEST rental dwelling policy dies NOT COVER MOLD REMEDIATION AT ALL ( so far $14,000) but it does cover water damage with a $2500 deductible...

Most people can't visualize the difference and in the case of dogs, smell the difference.My first rental was 15 years ago and I started showing the house immediately even though it took a month and a half to renovate.

@Garrett CanterOK if you want to start a huge battle on Biggerpockets start a post on this subject, I have posted on this before, many people disagree with me but this is my real life story.So during the financial crash I'm just casually talking to a big time local personal injury attorney who goes to my church, I say well at least this down turn doesn't hurt you, he says actually it does businesses are hurting so bad they are dropping their insurance, and its almost never a feasible to take legal action if the they don't have insurance.

She thought it was smells from a meth lab that was covered up/cleaned up but it just turned out to be a very bad mold issue.
