Hello @Pierre E.Yes, you have flexibility as to the amount of exchange funds used towards each replacement property and the amount of debt offset attributable to each, so you can have different ratios between multiple replacement properties.

Some of my best purchases have been properties that had unique attributes that positively impacted metrics most rely upon in their decision making and suspect some investors may have dismissed these properties based on quick rule of thumb underwriting. 

I attributed a vacancy rate of 15 percent in my analysis being ultra conservative to protect myself. 

The house sat on the market for 6 months before I decided to keep it as a rental but I am not attributing that tenant to the gumball machine

Could this be attributed to the turnaround of the housing market here or the back to school rush?

It sounds like the premiums in rent you are getting can be attributed to any number of things that you did to improve the property.

I believe that it is becoming a more popular attribute for people buying homes for the low to no maintenence and look.

I found a bunch that were in a price range that didn't seem too scary, and made notes about their main attributes (number of beds, baths, etc).
