When you get on the line, make sure to ask about their processes, what they look at when screening applicants, how you will get paid, if you will be able to see all money going in and out with regards to your property in an owner portal, what they do if they have not received rent from a tenant, if there is anything they require you to do in order for the property to be "renter ready".

All the housing agencies send their voucher holders there.Just be forewarned - many S8 voucher holders don't want to pay application fees, provide any documentation, expect you to fill out their S8 paperwork (!)

Open a new application with an actual lender that isn't going to charge 12k in origination fees. 4.5% origination on this deal is insane, the broker / lender are ripping you.If you take this to another lender as is (not great credit, no experience, light rehab amount) you would likely get denied again.
