The protections are there because beat cops are not qualified to determine who is a tenant and who is a criminal.Just as LL should not provide keys without rent, security deposit, credit check, etc, tenant should not pay a dime without a lease agreement that gives them certain rights.  

Would like to learn how to draft PMMs, Subscription Agreements, and structure LLCs with corresponding operating agreements.

I was wondering what is the maximum I can raise the rent on a month-to-month agreement?  

Eg. we make the payments to the seller, transfer the title, and create a private agreement with the seller?

Make sure the operating agreement reflects a mutual understanding of the transaction. 

So I am seeking advise on platforms to advertise the units, how to vet potiential tenents, how to create a lease agreement, how to collect rent, and any other helpful tips/advise that anyone would have. 

I saw a need on both the seller's end and the list agents end and went right to my RE agent contacts and let them know they can offer upgrades and repairs to would be sellers to help them win more listing agreements and then we move in and do what is necessary to obtain top sell prices for the seller/list agent.
