In general I'm willing to be $300 or so underwater vs the mortgage because I do expect rents to go up, once its becomes 500,600,700 I realize its probably a better idea to rent and try again next year (Again it's not normal for it to be so much cheaper to rent vs buy even in Nova/DC, and I expect through a combo of rents going up and prices going down that will return to historical norms) Now whether you'd rather buy farther out of rent closer in really is a personal choice.

Like I said, there are certain areas (like La Jolla, Del Mar, Enc.) that you'd have to be nuts to buy a STR in because of how strong that NIMBY influence is.

Okay well Feb wasn't a great month but it wasn't completely dismal, here goes with Mar hope it gets better from here :D 1) Continue to tackle those pesky mistakes from years past2) Continue to save money 3) Locate potential properties in the AZ area preferably Queen Creek, Tempe or Chandler.4) Get some extended time off of work, gotta get a way from "the man" every once and a while.Here goes, will keep you all posted.
