Vines are easy to remove unless woody ones- cut back, pull up roots. wire brush the roots, maybe power wash to clean up mortar.

In the end the tenant admitted to something regarding laundry, I forget what, but doing way more laundry....bottom line, tenant increased their use dramatically.

Put a deadbolt on each side so the tenant can lock you out and you can lock the tenant out.As for laundry, I don't think it's very marketable if you have to walk through their space to use the laundry.
