If you are looking to build quick capital and another full-time job, then flipping may be the answer...if you are looking for a slightly more passive approach and looking to build that long-term wealth, buy&hold'ing is maybe a better strategy.I've found introspecting on where I want to go long-term has helped clarify my short-term path...The beautiful part is Chicago offers all options at affordable prices general speaking compared to other metro areas.

No leg work from them to put claims against the tenants they found but to collect their portion and tell owner to remodel the whole home again to avoid time and effort on retrieving the funds from tenant to pay for their damage.

So far the only two companies I have found doing HELOCs for investment properties are TD Bank and Better.

Found on mls, put in my offer at asking and they accepted it.

@Emily Ellis I'm not a lawyer, however several properties in my area I found thru 2 separate wholesalers, turns out they were marketing a property which was listed on the mls and they were "in contract" which was bs, ended up one of my agents brokers were the listing as g ed NY and pulled the the excepted offers from them.

We have found several fake applicants so far this year on the north side chicago rentals, especially the higher end units with multiple bedrooms.

After a whole month I put out my own ad in Craiglist, found a tenant.

Even I was close to a  fabulous house but the inspector was so thorough and he mentioned Wood Destroying Organisms and we found so much termite infestation in the attic etc that I decided it was too much work and moved on:)
