Plus, I am a big DIY guy, but I am going to try and stay away from that as much as possible, since I work a full time job and have 4 kids to mind to.I have been reading my tail off to get started (favorite book Rich Dad Poor Dad) and now need to get going in the right direction.

If you fail and quit, then you go home with your tail between your legs. 

Are cash strategies, wholesaling, whole-tailing, flipping, slanging real estate (working as agent), or buy and hold C areas the best play in the given market?

Appreciate some advise from the gurus as I seem to be chasing my tail here. 

Interesting dilemma just popped up during the tail end of our financing period while trying to close on a 3BR / 1BA condo here in Boston.

But it sounds like this may be a recurring situation and you are spending time and money chasing your tail.  

I have been tailing one of the top real-estate agents in the local area for several weeks now.

I drove around the neighborhood and it looks like this one is at the tail end of 'gentrification.'

I'll look into whole tailing.

It was allmost like I was playing a game of pin the tail on the donkey.
