I wouldd o that if I were in your unique situation.However, the only advice I can give to you is to take advantage of the free resources available to you here on BiggerPockets. 

I do not currently have my real estate license, but have sent in my application to the Division and should be taking the exam in 1-2 weeks.

Can you guys share any unique method to offer the seller without insulting with low ball offer.

Your property seems too unique to rent quickly with a lot of things to maintain (size of land and pool).

After simple addition, subtraction, long division, and multiplication I am no longer of any use.

I'll like to think this is not a unique situation but rather more of a common one investors encounter when buying properties.
