The larger renovation project means more construction/execution risk due to uncovering previously unknown issues, project scope creep, a lot of subcontractors to manage etc. 

I would be concerned if you have a not so nice place, you will get less quality renters in the house and then they would leave it more of a mess then if you fix it up nice and have good people in it.  

Then again, if you uncover a moisture problem or mold problem before it gets worse, then it will be a good thing that this came to light.Good luck and let us know the outcome!

If the seller undertakes this and such a problem is uncovered then it is the sellers problem as you will not have purchased the house yet (make sure that the purchase is contingent upon you inspecting the work done and being satisfactory with its completion).So really its up to you...
