Live in a travel trailer.

hi Sean thank you for responding to me I’m in Morris County but I’m pretty much willing to start can you give me anywhere it makes sense I don’t Have issues with traveling around the state as long as it’s beneficial .  

He does not live in this travel trailer and the electricity and water (his responsibility) are turned off.

I'm nervous as far as being a landlord goes especially as I will be traveling for work most of the time.

Do they travel less?

Pennsylvania has a big logistics industry, Ohio can offer strong cap rates. it honestly depends on the investor, what they like, the industries they believe will support the security of their purchase, the distance you are willing to travel, the amount of passivity you want in the investment you make etc. 

We don't want to be right downtown (and probably can't afford to be) but we want less than a 45 minute commute to the airport as my husband will be traveling often. 

Someone that travels for a living has no qualms about moving, particularly when running from an ex.

If your location has restrictions against Airbnb or rentals less than 30 days; I would look in to traveling nurses who want furnished rentals for several weeks.
