Before closing on a property a title company will preform a title search to check for a clear tile. 

We'd easily be in the hole by now just based on the tiling and drywall work alone.Hoping for some advice / shared stories...I'm paranoid to do anything with this house now, it feels like this inspector is on a bit of a witch hunt! 

Tile floor and shower enclosure.

The last time I inspected the backyard was about a year to maybe 10 months ago , when they let a simple fix of a new wax ring on the toilet flow water for several months not telling me and ruined the tile floor.

On the other side of the coin if you keep good maintenance records and you can show a pattern of plugging up the sink you can bill them if you had educated before hand.

Some bathrooms get tile.

I rehabbed two of the units, with hardwood looking tile and new bathrooms.

If you have tiles inside, the tiles will crack.

I'm not using a licensed contractor to clean the gutters, lay a tile floor or fix the garbage disposal.
