They say if you join their program they will mentor you to help you find land to put under contract with a seller and then find a builder to buy the land and reassign it to the builder.

The investors I’ve know through the years who have utilized “sharp tactics”, something less than “honesty”, etc.  

What financial challenges have you faced in the process?

I am exploring the possibility of purchasing an off market plot of land, building a modular home, and then selling it.

Now, if you're buying in the name of the LLC and you're doing a DSCR deal, that will be irrelevant.

When I sold it, I was able to net about $20k; not too much but great considering all the value it brought us through the years.
