I lost +$35k on the sale (I did purchase it at the height of the housing bubble, i.e. 2007) and rents were stagnate for almost the entire time I owned the property (I was only able to raise the rent by $50 over 10 years ($550 in 2009 to $600 in 2019).  

And it can change each year.I literally just had a tenant's portion go from ~40% to 100%... that means they completely lost voucher coverage and are on the hook for their entire rent.People don't seem to understand that S8 rents are not guaranteed.

You need a strong team of contractors, vendor partners, and a Realtor who truly understands the market, can spot great land deals, and sell homes quickly.

Guys with problems end up gambling everything away because they've lost too much to walk away now.

In that scenario even though the given professional might have a heavy amount of experience in a handful of jurisdictions, they have someone on their team that they can pull in for areas they aren't familiar with. 

I cycled through several PMs before landing on my best current option, which is a husband & wife caretaking team that deals with my cleanings, takes care of my pool, handles emergency issues, puts out the trash on Sunday night, and sets up and waits with various contractors when things need to be dealt with.

. - Referrals and resources: Identifying an investment prospect is one thing, the due diligence, lending and team required to successfully close and mange it are another story.

The bottom line is if the fee is too high and impacts bookings negatively, the cleaner won’t be getting paid either, so it really is a team effort.The best advice I can give is don't charge an extra guest fee if the guest number is at or below your max.
