Struggling with this issue help please!!!

My father was an immigrant and struggled in elementary school because he was different.

I have some interest but struggle to make the numbers work.  

I guess the part i am struggling with is valuing the equipment.  

But these properties can be very tough to manage, as most of your tenants will be living check to check and almost always struggle to pay the rent.I started with the focus of buying in more modestly priced areas (definitely not low income areas, but not upper middle class either), and am in the process of changing that.  

I am struggling with my next steps and would like any feedback on what has worked for them.

One of the units had actually sat empty all of July and August two years before that while I struggled to find a tenant. 

It was interesting to watch how the speaker dealt with people struggling with their own self limiting mindsets and fear. 

It makes no sense.Keep up it, and you can relax on the beach later in life while these people are struggling to pay their credit cards.Good luck!

(and for the sake of argument, lets just say I can get it from the motivated seller for what ever price) This is the part I struggle with in regards to rentals because I believe I have grossly underbid some motivated sellers using the rehab formula to make my offers (65% of ARV minus repairs)
