Your time is valuable, even if you're just learning -- don't ever shovel **** for free.

You may also find a tenant that displays positive qualities and you can use them to help you keep trash picked up, mow lawns, shovel snow, clean and paint units.

Not sure what the laws in Fl are, if they're allowed to put any fees in the contract.  

Some other things I have Found about small MF tenants is they are often  looking for someone else to mow the lawn and shovel snow.
