As there are less trades people as the Boomers age out, more 30 something trades people will hang their own Shingles since they can make more money versus working for someone.C.  

For a home over 10 years old, & some additional variable factors, it is within the norm to be more in the 1,200 to 1,500 a year range.From an investor perspective, in the last couple of years, many insurance carriers have gotten tougher on 3 tab shingle roofs.

Shingles blown off, mold, disgusting bathroom, old water heater, etc. 

We had an old shingle roof (because though you purchase a home with leaks, and the previous grandchildren paint over the leaks (shows no watermarks nor damage then- wondered why air fresheners were in the closets...

So yes, of course they cost more than your average shingle!

If shingles, then yes ... it sounds very high.

The inspector found FOUR shingles with issues which would be an easy fix via replacement.

They are all double wides with shingle roofs built in 1998 except for two singles (not in the greatest shape) Property taxes are $1950 A year For all of them.

The only way to have done that was if we had removed shingles and clapboards to look at sills and studs from the outside.
