Your rent price is in a very competitive segment of the market.

I think I have a good understanding of the Philadelphia market now at the least in the segment that ABC operates in.I have asked BP Community of their thoughts on ABC Capital and only got one response directing me to another thread which I read already.

Happy to provide general impressions of the City, various neighborhoods, and particular business segments / asset types; but I'm loathe to publicize recommendations on various professionals and service companies as my litigation and transactional work can create conflicts of interest.  

You need to look at the market segment you are in and understand what quick ratios apply.

That is the segment of the market we are going for. 

And you also do not disqualify a very large segment of the rental population just because they have a hamster or something you are not thinking of

Seriously, can we come up with an original reason why wholesaling is so terrible, as if it is the only segment of an industry, plagued by bad actors. 

If something were to come along that actually made sense (and I'm not holding my breath) I'd be willing to move on it - I just don't see that happening, so I'm focusing my time and available resources on a different market segment (in the same area) that makes a lot more sense to me.
