We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.  

You'd have to play with the search engine on zillow to find them.As for the 650k price, that's specifically for my neighborhood.

You will need full plans approved by architect and/or engineer, and then the work.

Understand your viewpoint in rushing into it and certainly looking to have some sort of salary until a portfolio replaces that income. 

Have to usually do some kind of maintenance like painting, replacing something, cleaning etc.

Hello @Jesse Rathe,So we are on the same page, I will assume that your goal is financial freedom.Financial freedom is more than just replacing your current income.

If they won't respond so you can have the conversation about finding a GC, it's time to move on, and find someone to replace them as property manager.

In the latter case, you must have a very different conversation and correct your tenant's bad behavior.The least likely scenario is neither of the above, but the flooring still needs to be replaced.  

Still continuing to work on this house as the deck now needs replacing...
