You may want to reconsider your opinion of the law.  

If we have sufficient information to deny them at that point, we let them know about it and let them know they may want to reconsider putting in an application and paying the application fee, as from what they have shared with us thus far, it appears they will not meet our minimum criteria to rent. 

However, when a 30something says they've always lived with mom, then I reconsider ;)

If you are concerned about his credit/ability to pay, etc... reconsider if your asking rent is reasonable.

Once you make it clear they have to pay they usually reconsider how important it is.

If you think it sucks to raise a tenants rent you may want to reconsider the business you have chosen to be in.

However, if they become overly demanding, or request a termination, I will reconsider your suggestion.

Failure to cure allows further action.Last but not least, you might want to reconsider your late fee structure.

A couple things were brought to my attention that made me fill a bit more confident with my decision. would you reconsider if you were getting $1600 back at closing plus another $2200 from escrow. and , no mortage payment for 2 months ( that's around $6100) for me ) that's just shy of $10,000 back in my pocket.
