Currently, at least in my market, the seller is holding all the cards and with inventory low, the seller has even more of an advantage.

My business partner and I designed our own cards, printed them out and wrote handwritten notes to everyone that has positively influenced us and contributed to our success!

The only other ones I have are still on memory card from my camera.

I went to ask questions about zoning on a property ( I didn't even know what I was talking about at that point) and the architect who was on line overheard and offered to help and provided his business card; right after he handed me the card, I watched him go into the office of the zoning officer for a private meeting, which was a good clue.

First day... but if they're good tenants, I remember their birthdays, give Christmas cards, and certainly, have no issues asking them if they have thought of seeing their dr.

That verifies their face matches the ID card and gives evidence they were on you property at a certain day/time.
