I would argue that a duplex is more affordable - are they doing the site work as well?

Site is flat, all funding in place... we are going building.   

Craigslist used to be the go to but I think he has some subletter site I forget the name. 

Again, no expert, but I'm sure you could find a few on this site that are familiar with that process.If you're looking for day 1 cash flow, you can probably find a better market.
