The language"SB 1051 and HB 4031 is the requirementthat cities and counties of a certain population allow accessorydwelling units (ADUs) as described below:a) A city with a population greater than 2,500 or a county with apopulation greater than 15,000 shall allow in areas within theurban growth boundary that are zoned for detached single‐family dwellings the development of at least one accessorydwelling unit for each detached single‐family dwelling, subjectto reasonable local regulations relating to siting and design.b) As used in this subsection, “accessory dwelling unit” means aninterior, attached or detached residential structure that is usedin connection with or that is accessory to a single‐familydwelling.This new requirement becomes effective on July 1, 2018 andsubject cities and counties must accept applications for ADUsinside urban growth boundaries (UGBs) starting July 1, 2018.

I've gone through eviction court proceedings, ran thousands of background/credit checks for application, made numerous leases, dealt with repairs and whole house renovations when a few tenants nearly destroyed properties, and worked with property management companies on the HOA units.
