My fear would be that if you stop raising rents, then it sets an expectation with the tenant for what to expect from their new landlord.

If I rented an entire house there is going to be a loud drunken party, and nobody cares what happens.Regular tenants, on the other hand, have to live in fear of eviction, and have a bigger deposit.

Neither of whom had my permission to enter the property.I fear they’re looking for problems.

But my fear/analysis comes in: I’m afraid to make a “bad deal” and not be able to get any money back from my first property and be forced to save again for property #2.

This was our first foray into tenant-owned so I included that just out of instinct for fear of these issues.  

Still others, experiencing analysis paralysis,  need to overcome fear, anxiety, and hesitancy to even jump into that first deal.

As for your fears on being taken advantage of, when you purchase you can use the real estate attorney involved to ensure that your contracts are fair.
