Lots of people still moving to here and while the market has cooled we still have investors making moves with the existing inventory. 

It is very liquid and you have zero tenant troubles.

I have a few hundred K liquid right now and I'm leaning towards doubling down on Sacramento real estate instead of diversifying to other markets, at least for the time being. 

It's cool to pay additional expenses from here.

We have some cool products for people that want to finance construction and own the land (or if they want to purchase the land and develop).

I have however helped dozens of clients who have had to deal with their policies not being liquid, being charged 5 or 6 figures a year in fees, dealing with the tax implications of surrender fees, and almost unanimously nobody has understood what they were sold.As someone who is such a champion of these ideas, I'm hopeful you have some examples for all of us in this forum who would like to learn more.
