No one has mentioned that note “funds” are unsecured loans vs buying notes which are secured loans that add you to title.

The equity can only be used in a refinance situation and you are not on title so you cannot refinance the home.

do some odd jobs--plenty of contractors are looking for help...start a lawn care business (extremely popular right now), work for a company that's involved with real estate such as a property manager, title company or hard money company (F-Street is often hiring) or a real estate investment company? 

Eg. we make the payments to the seller, transfer the title, and create a private agreement with the seller?

Obviously you know to check the title......lots of these guys are selling tax deed junkers with title problems.

Most agent wants to sell under my personal name and add my LLC name which is the beneficially of my land trust as a additional insured which do not make sense since the property title under the land trust.
