There's a lot more gray area because it brings in your personal finances, needs, etc, which don't translate into an investment calculator.The rental market is strong, but some of the higher end stuff is softening up.

You would need to make sure you still had a separate primary residence because 99.999% of HMLs can only lend on investments, and even then it is a gray area.
