Both of those fee structures seems punitively high to me for the MTR model. 

Generally, private lenders offer more flexibility and lower fees than hard money lenders.

To be fair, this fee is pretty well listed on their fees sheet - no complaints here.

I bought one in Acton, MA and have seen some under that 200k price but with the condo fees and limitations it doesn't do as well as houses.
