There are times when interests rates rise, but the cap rates do not adjust accordingly, e.g. cap rate is 5.5% and debt is 5.0%.They could be also be alluding to high yield bond spreads, which since they are traded daily, could help provide a proxy for RE investor expectations, and thus offer a glimpse into the immediate future of RE investor expectations moving, and cap rates changing accordingly.

That said, you can have a clause in your lease that has a limit on how long a guest can stay, but you cannot prevent daily guests, unless that guest has caused problems and you filed some kind of injunction against that person.
