If they trash a fridge that's 10 years old, you shouldn't charge them the full cost of a new one because the one you're replacing has already depreciated significantly.

One word of advice on section 8 kitchens, avoid dishwashers and fridges with water hookups (water or ice) it’s just one more thing that can break, and leak, and they won’t impact the gross rent.

I recently have a new tenant who has been there for a month and wants a new fridge, wants me to add a new light switch to the bathroom to turn off fan exhaust to save money on electricity, wants me to buy new door alarms.The fridge is functional and working, he is upset that the insides bend a little when he puts a lot of food in there.
