Updates include new upstairs flooring, kitchen counters/sink, bathroom vanities/toilets, and fresh paint.

Costs the same to put in new flooring.  

Hey Maurice, You should ideally work on cleaning up your credit to get the best possible rate, which it sounds like your doing.

But when I was an agent, learning some basic Python and VBA (Excel) really helped me save time in the process of collecting and analyzing real estate data.I've been working with technology for the last 25 years; sometimes you don't need sexy, you just need a tool that works.It's a sin that, we technologist, fall for often: searching for sexy instead of "this old thing just works" :) Agreed, though in my experience, a lot of real estate professionals are far from the most technical people, so having clean and intuitive software UI is very key... but then again the MLS exists and that to my knowledge still doesn't have a back button... lol

Regardless, CA needs to clean up its act or else tech (and film) will eventually get fed up.

But I was spending a lot of time shopping, making the juice and cleaning up.

Nickels and dimes add up , we recently cleaned out a house , I had a 20 year old guy helping me .

We found out the property was broke into at 4 am yesterday and the newer furnace/ac were stolen along with some damage to the hardwood floors and the front door where they pried it open with a crow bar. 

In two months you can only clean up, paint and carpet, maybe a few other easy things (there is always something!).
