Serve notice to quit August 6th, Court Date Sept 6th, Writ filled Oct 4th and tenant is still not evicted- nov 18th!  

The numbers still worked, so I agreed. 2 weeks before closing, I did another walk through and to my dismay found an entire house filled with mold. 1600 sqft of black mold.

I PROMISE your time is better spent driving around collecting rents, filling out deposit slips, and bringing them to the bank. 

I will say that when you don't have reviews, you have to wait for the other listings to fill up before yours shows up higher on the lists.

They tear them down & build homes that literally fill the max allowable lot footprint so I can't wait to see the monstrosity they build on it.Case in point one block away...another one going up

But properties in BFE are always just filled with people that have given up on life.

Any difficulties filling vacancies?

The procedure is they have the contractor fill out 2 forms, they send an inspector to make sure the work is done (to some standard, I would guess), approve it, send me the money, and I send it to my contractor.
