I don't have any experience with car washes. however; I would think that the biggest issues will be water availability, and any environmental regulations that might make it costly to operate?

Its the hidden cost that I was more worried about like environmental assessment, insurance etc. the stuff you can do with out and be ok 99 times and get killed the 100th. 

I will call environmental and ask, but it looks like it could be a huge liability.

I suspect they would want to see a long term lease on the warehouse before they will give that any value.Any environmental issues?  

Maybe you need to ask and get in writing that these companies use environmentally safe and non-toxic cleaners.No legal advice.

Some good points already stated above.One risk not mentioned that can be expensive is environmental issues.

I lived on the OBX for 14 years so had lots of friends from Camden.Check with the city or county to determine what is required for all approvals and the time frame, Ask if you have to install curb, gutter, sidewalks, street signs, street lighting or any other special requirements.Are there any specific street design requirements, DOT requirements, permits or traffic studies.DWQ, Army Corp or any other environmental requirements or permits.General permit fees, proffers, water/sewer tap fees and the process of setting taps and connecting.

We did reach out to the state and were told to contact the county environmental health department, who just seemed confused and fairly worthless.Thanks in advance!
