You will still have to call for showing instructions.

Learning becomes more important and it should be done for the rest of your life on a semi- instructional basis and avoid gurus whenever you can.  

Call the number on your property tax bill to ask for instructions OR, Google search your County name + "assessor" and you might find it. 

Then give specific instructions for use. 

I create an agreement for all parties and escrow instructions for my profit, with full disclosure to Owner and TBer.

Since the 1st lease and original security deposit was taken, many different tenants have moved in and out - each paying the outgoing roommate for their part of the security deposit so the LL wouldn't have to get involved and they'd always remain "whole" (we were instructed to do so by LL).

Get enough thinset material to apply under the backer board with at least a 3/8" notch trowel, and nail or screw the board down as instructed on the stickers found on the material.
