It didn't disappoint.

Here in Colorado, I have tried the "no pets allowed" with one of my patio homes, to very disappointing results.

We do use other methods of finding motivated sellers and have had good luck finding some, but to be disappointed after we ran number and what there bottom dollar asking price was.

If you start out because you want to be an overnight millionaire, you will be massively disappointed.

This is one of the few real estate investor books that I have read more than once.Enjoy the journey and remember that challenges and disappointments lead us to future success!

To further the comment by James Vermillion, working with a wide range for ARV is dangerous, it is too tempting to look at the upper part of the range and talk yourself into a bad deal.I can't tell you how many times I have disappointed myself when starting with what I initially thought was a good deal, only to find that after running the numbers it didn't work.

Disappointed I couldn't make it!

It is disappointing for the small investor however.

For #3, it usually doesn't--for instance a new furnace is really not going to provide much of a bump in price, but may remove a disappointment that would keep a house from selling.  

I was a little disappointed when I sold through realtor - 6%.
