We do use other methods of finding motivated sellers and have had good luck finding some, but to be disappointed after we ran number and what there bottom dollar asking price was.

To further the comment by James Vermillion, working with a wide range for ARV is dangerous, it is too tempting to look at the upper part of the range and talk yourself into a bad deal.I can't tell you how many times I have disappointed myself when starting with what I initially thought was a good deal, only to find that after running the numbers it didn't work.

For #3, it usually doesn't--for instance a new furnace is really not going to provide much of a bump in price, but may remove a disappointment that would keep a house from selling.
