Hi EveryoneJust purchased a new property that is a 3 unit complex.

For more complex stuff it is probably better to stick with a professional or see if there is a local handyman. 

So they know some of the rules and options, but may not know enough to do more complex deals in a timely manner.

Everything takes WAY longer than you think, (more than double), costs WAY more than you think (experienced builders are having subs who won't hold a bid longer than 4 days because of material costs skyrocketing)  and is more complex than you think.  

If one unit is a little too cold, they grab a $30 electric space heater and all is good.Not as nice as having separate furnaces, but easier and way cheaper than doing a complex HVAC job. 

Then there is the nearby competition, which only a local person could know whether the big complexes would give you trouble. 

REI Analysis is critical...but not nearly as complex as it has been made out to be. 

It surely doesn't make the complexities of moving any more fun!!

Many people will have different reasons for buying or Not buying a condo as an investment property, my reason is I have a day job that I won't be leaving so this allows me to invest in RE without having to deal with the complexities of Single family properties, the HOA takes care of all the exterior issues, I cover the interior issues. 

We set a limit of two pets per home in the apartment complex I worked at, and we still saw excessive damage in many units.
