Some are happy to just buy 1 a year until they retire etc.Some of my doctor clients make 600k plus a year and can regenerate capital to invest at 40k a month with their job.You can also try to buy a business that throws off more cash.

Private lenders are people you have some type of current relationship with, family, friends, neighbor, doctor, dentist, accountant, etc.

I remember having to turn down a mortgage application for a doctor in Los Angeles who owned a thriving practice, had tons of assets, tons of home equity, good credit, and a small mortgage balance.

It is easier then working your way up the corporate ladder, or an advanced degree like a doctor or attorney or just plain hard work and saving all your life.

There is a guy in my area called the "Tub Doctor" who does a great job on both tub and tile surrounds and also counter tops.
