I understand each market is different, but i fee like having stainless steal feel certifed used appliances with nice basic kitchen and bathroom can go a long way. 

I would make sure the builder has the Certificate of Occupancy (meaning the permit has been finaled) and ask them for an Owner training.

Don't forget to get estoppel certificates before closing.

If I wanted to put them together do I need to buy all the back certificates for each parcel or just the latest year?

This way most things are covered, who is responsible for insurance, marketable title wording, septic inspections, type of financing, items included/excluded, utilities on/off, who owns a propane tank if there is one, gas and mineral rights, certificates of compliance/occupancy blah blahI of course would then ensure my clients interests are preserved with the right checks and a good number of days for contingencies that work in their best interest.

Hi Eric, In past we have our closing atty request estoppel certificate from the seller few days before the closing.

Having recently obtained my real estate license and Property Management Master certification from the California Association of Realtors, I’m seeking that essential “real-world” experience in landlording/property management.

However, they also reported that the town does not give out any type of documents that say so, such as a certificate of zoning.

Is anyone familiar with the PHP (Professional Housing Provider) certification?
