The project list includes replacing the kitchen counter-top, repaint kitchen cabinets and a bathroom refresh (i.e. replace the vanity, mirror, lighting, clean grout on wall tiles and new epoxy coating of the existing tub).

For my own piece of mind and that of my contractors, I would have an asbestos evaluation done if the rehab was likely to disturb any, IE tearing up floor tiles, siding or shingles, but I'd be weary of hiring anyone that also does asbestos remediation as they are likely to overstate/upsell.

Certainly learning a bit how to spot the for sure items like the '50s 8 inch square floor tile with the associated black mastic, the heating ducts covered in thin white "insulation" as well as attics with the vermiculite insulation gives you a running start by knowing you have to add funds to rehab budget.

I'm not seeing any high end finishes in these.That’s what I am seeing in most areas all in including drawings, Enginering, surveys, permits, inspections, tap fees, utilities, site work, temp power and temo toilet, trash and sweep outs, Fiber cement siding like hardy plank, architectural shingles or better, hardwood, ceramic tile, granite countertops, upgraded appliances and cabinets, upgraded light fixtures plumbing fixtures.

I'm not  familiar with laminate, south florida seems to usually be tile or wood I've never come across wood on a property being rented unless higher end we usually just tile everything down here.
