I would screen her first so you know who will be living there but assuming she's ok, would just add her as an occupant as opposed to a responsible party to the lease.

This is a viable strategy, but keep in mind you may not always end up with the property, particularly if there is equity, generally 20%+ above payoff amount as it may be picked up by a 3rd party bidder.
