​Hello Matthew,I'm not sure if you're interested in these areas but I have partners who have turnkey properties in Detroit, Michigan; Cleveland, Ohio; and Buffalo, New York.

Lots of NYC investors look at the smaller cities in NYS, Rochester, Syracuse, Troy, Buffalo, Albany. 

I would like to know if I could buy a multi-family HUD home in buffalo, NY, rent the bigger apartment , I will keep the other for my residency but work in NYC?

Right now I own and occupy a SFH in Williamsville and have another SFH on the market in North Buffalo (our former residence).  

I have a rental property here in Buffalo and the house across the street was recently sealed up and locked by a third party with a sign on the door saying it was ordered to protect the interests of the lender.

I am a local to Buffalo, I am younger and wanting to house hack into the first few duplexes.  

Older residents may try to buffalo you due to your youth.I suggest getting a property manager the first year or two.

I've lived in this area my entire life and nothing against Rochester but I'd give Buffalo and those surrounding areas a look as well.
