With this strategy, who would be responsible for utilities? 

If there issues that need to be worked out with the 6-unit property, I would utilize that as a negotiating tool to work out a seller financing strategy with the current owner. 

I think this is one of the riskiest strategies.

If you look at the data for the past 40 years, purchasing a home in the bay area has been a great long-term investment strategy.

I've taken a couple real estate courses but Big Pockets is the best and I have been binge watching for the last 2 weeks and im super excited to start investing im looking to do the Brrrr strategy and looking to pick up small multi family properties and possibly off market flips. 

What's my best strategy here to protect myself and to assist with this connection?

Do you ave 2-4 lenders that you've built relationships with and do you understand their terms for purchasing the land and the construction loan and the exit strategies if you need to hold the home a while before you sell to a buyer? 

The trick was always to absorb the training and implement the strategies.  

If you can put down more, it'll be easier to find a cash-flowing property and there are other strategies that can be done to make a home cash flow as well.

Your best bet is to find one that has flexible membership options, without high spend requirements.
