If you aren't able to find the deal yourself, I would reach out to a local investor friendly realtor.I would not refinance to use my VA loan as I still have entitlement remaining and this would be a military move.If I can't get a commercial loan however I'll be having to use an FHA loan due to having not enough entitlement to buy in Colorado

I also just bought a triplex and I will be having all of my tenants sign a month to month lease (i'm raising the rent) and will let them know what I will be providing (snow removal and lawn care) as well as asking them what work needs to be done in each unit.

When I was a tenant, it aggravated me to have to pay extra for my dog who was better behaved and cleaner than most children, and my tenants appreciate the fact that I understand that and don't charge them extra.
