If you aren't able to find the deal yourself, I would reach out to a local investor friendly realtor.I would not refinance to use my VA loan as I still have entitlement remaining and this would be a military move.If I can't get a commercial loan however I'll be having to use an FHA loan due to having not enough entitlement to buy in Colorado  

I also just bought a triplex and I will be having all of my tenants sign a month to month lease (i'm raising the rent) and will let them know what I will be providing (snow removal and lawn care) as well as asking them what work needs to be done in each unit.

But living in this property has caused me to really double down on working and investing because I know that it is only short term and that I will be having a really nice house whenever the time comes!

I will definitely be having questions!  

My current struggle is that properties are selling way above the appraisal values, which for a short term rental means a heavy drop for cash-on-cash returns.Are all markets currently behaving the same way?

We had issues in one of ours and it would NOT behave right.

When I was a tenant, it aggravated me to have to pay extra for my dog who was better behaved and cleaner than most children, and my tenants appreciate the fact that I understand that and don't charge them extra.

I've been looking for reliable contractors in the area but seem to be having trouble with that as well.
