At the moment, I am a little low on start-up capital but can provide all the construction, rehab and management.

The property is a duplex that would cash flow beautifully and could be managed by my father who is a contractor.

These monumental moments in my life lead me to pursue transactional commercial real estate.  

That's the plan at the moment. 

Sending out my second mailing on all my probate leads (just finalized yesterday), and I'll keep at it, but due to budgeting I might have to stick with postcards straight through instead of using some other slightly more expensive pieces.As far as working as a traditional agent that's where I'm putting a lot of energy at the moment and will continue to.

I am currently a full time investor, focusing on wholesaling deals at the moment, so that I can build capital to do fix and flips, which is my end-goal.

Many flippers use that money to invest as well and can leverage their existing contacts to possibly find better deals, but ultimately it is just another job.At the moment, I have a job that makes good money so I only buy and hold.

I'm staying put for the moment after these two purchases...they're my first ones :).
