We recently had our ducts cleaned by Travis at Alpine Air.

The ducts are falling apart under the air flow of a quality newer unit. 

My advice is do your homework and don't feel pressure just to "do a deal" and make sure it makes good sense.

SonThere will always be just enough folks who claim, or perhaps, even demonstrate, success arising from the "coaching" or "courseware" offered by the self-proclaimed guru to provide some air of legitimacy.

These are all questions whose answers will help you chart the way forward ... there is no one size fits all answer.From an operational perspective it is always pleasant to know that your building envelope is relatively efficient (insulated and air sealed); that building systems (electrical, plumbing, HVAC and communications are up-to-date and dependable) and that you have the ability to put accountability for resource consumption in the hands of the tenants.

I will say that although you can definitely tell people are smoking, they do have a lot of  air purifiers, so it is not smoke-filled.
