In my area, local banks are hungry for small apartment deals and they'll be happy to work with you if you have a decent deal.I'm a bit late to this but if you take a pro forma of the 6 unit to a lender I'm sure they'd give you a pre-approval letter.I've also never been asked for that though unless the seller was a large bank/ government agency.

I understand that on the phone and in person I need to disclose this...I'm asking specifically about mailings.If so, do I actually have to put my name/agency on the direct mail...or just that I'm an agent?

Even if you disclose that you are an agent who is not acting in any form of agency with the seller, but instead looking to make a profit you can still run into trouble.If the commission thinks that you used your "superior" knowledge over a "regular" citizen to steal equity you can end up in hot water.Ex: You tell Granny you will give her 20k for her house then you flip the contract to somebody for 40k.
