Gary Michalske What are you willing to accept on a buy-and-hold deal?
10 December 2017 | 5 replies
To keep things very simple, I’m assuming the following: Structure: SFRAsking price: $111,111Desired COCR: 10%Gross Rent: $1,000/monthFinancing terms– preferred is 70% LTV over 15 yearsIn the example below (btw...I'm using a modified version of @Brandon Turner 's 4-Square concept), I plugged in getting the property at a 10% discount and the preferred terms and can only achieve $55/month in cash flow with 2.05% COCR.If I plug in terms of 80% LYV over 30 years I can get a lot closer. If I plug in my preferred terms, and calculate my best offer, I can only pay $75,408 which is 67% of the asking price.

There is a lot of background about how I got interested in real estate investing late last year, but the short version is that after three years of being the reluctant landlord of my former home, and reading William Keller's "The Millionaire Real Estate Investor," I decided to try my best to take charge and be aware of good opportunities even with our limited startup funds.About 10 weeks ago, a guy posted on an Internet forum I read (not BP!)

@Dawn Anastasi Thank you for your reply and sharing your first action point.I enjoy gathering the book recommendations, too.It is nice to hear you'll be reading some of the books soon.On a long flight recently, I opted to listen to the Audible version of Millionaire Real Estate Investor by Gary Keller, a book I had heard of but never read, based on a number of Famous Four suggestions. It helped pass the flight time quickly and offered some good perspective.
