You have some very good points and maybe you should go on your YouTube channel (which I spent hours on watching free stuff) and you should debate robert kiyosaki he has become so negative about everything and Ray Dalio scares the heck out of me.Can you or anyone here who has been through a few decades of economic cycles tell us about the common denominator of all these downturns and what is different now.I appreciate everyone’s contribution but some have less than a decade in the real estate business and that is very little experience to maneuver through big economic declines and dish out advice to others on forums like BiggerPockets! 

Tenants don't treat dish washers like you would your own, some will throw plates in, still covered with food. 

Things like keeping common areas clean and clutter free, wash dn dry dishes within xx hours of use, guests can stay a max of xx hours, etc.I've never had an issue finding roommates in metro Detroit.

Never underestimate the laziness of people, even single people with 5 dishes.

But dirt on dishes to the left of the sink shows they did not use water recently.  

What DO you do when you need to buy new toilet paper or dish towels?  

I don't advocate getting a 4 year degree in real estate, I certainly don't advocate just learning to be a deal maker approaching houses like a widget either, which is how gurus dish it out.
